Mueller is a 700 acre mixed use urban community that takes the place of Austin’s former Mueller Airport that was relocated in 1999 and is now Austin Bergstrom International Airport. The neighborhood is located between Airport Blvd. & 51st Street, with a western boundary of I35 and eastern boundary of Manor Road. Along with mixed-use apartment and condominium complexes, there are five main types of homes in the Mueller community: Yard Houses, Row Houses, Garden Court Houses, as well as Mueller Houses (large homes containing five individual units) and live-work style Shop Houses. Part of the overall plan of Mueller is to offer homes with less individual private land space while offering more community land space as well as pedestrian friendly streets and shopping areas. Mueller has more than 140 acres of parks and perimeter greenways, 5 miles of new hike & bike trails paths, and a 6.5 acre ‘lake’ by an open air amphitheater (see a picture of the lake on the 1st page of this website). The planned town center will also offer wide sidewalks to walk to cafes, shops, plazas, and live/work style spaces. The intention is to give the neighborhood residents a real sense of community…an ‘urban village’ to be a part of.
Mueller is also home to the Dell Children’s Medical Center (32 acre campus) and the Austin Film Studio Production Complex (20 acre campus). Mueller will eventually have over 4 million in nonresidential sqftage dedicated to office, retail, medical, and film production with the intention of creating a true live/work neighborhood reducing commuting times. Mueller is also well positioned in Austin and is only 2 miles from UT and 3 miles from the state capitol.
The main builders at Mueller include David Weekley, Meritage Homes, The Muskin Company, Saldana Homes, Standard Pacific Homes, and Streetman Homes. Prices range from the low to mid $100’s for income qualifying buyers up to close to $1million for a large single family home. To qualify for the affordable housing program household income needs to be at or below 80% median family income. The homes are built using green building techniques, and have various green rating levels for energy efficiency.
Mueller has already had a huge impact on East Austin. Property values have increased dramatically in neighborhoods that border Mueller because of the convenience and appeal of living close to this development. It has also opened a lot of people’s eyes to looking at East Austin as a place to call home, and provides an excellent alternative to moving out to the suburbs. Convenience is a big part of Mueller’s plan, with day to day shopping available within it or minutes from Mueller and work commuting times drastically reduced.
