A Truly Unique East Austin Community Designed With An Innovative Vision Based On Green Building, Community Spaces, & Walkability!

Mueller is a 700 acre mixed use urban community that has taken the place of Austin’s former Mueller Airport that was relocated in 1999, and is now Austin Bergstrom International Airport. The neighborhood is located between Airport Blvd. & 51st Street, with a western boundary of I35 and eastern boundary of Manor Road. The neighborhood is well positioned in Austin and is only 2 miles from UT and 3 miles from the state capitol.

Part of the overall plan of Mueller is to offer homes with less individual private yard space while offering more community land space as well as pedestrian friendly streets and shopping areas. Mueller has more than 140 acres of parks and perimeter greenways, 5 miles of new hike & bike trails paths, and a 6.5 acre ‘lake’ by an open air amphitheater. The planned town center will also offer wide sidewalks to walk to cafes, shops, plazas, and live/work style spaces. The intention is to give the neighborhood residents a real sense of community…an ‘urban village’ to be a part of. All of the homes even have front porches for instance, so neighbors can get to know one another. Walkability is a main planning focus in the neighborhood, with parks and streets designed to bring people out into the community spaces so they can visit with one another.

Mueller is also home to the Dell Children’s Medical Center (32 acre campus) and the Austin Film Studio Production Complex (20 acre campus). The Thinkery (Austin’s children museum) & the new AISD Performing Arts Center are located within Mueller as well. The neighborhood will eventually have over 4 million in nonresidential sqftage dedicated to office, retail, medical, and film production with the intention of creating a true live/work neighborhood, therefore reducing commuting times.

Along with mixed-use apartment and condominium complexes, there are five main types of homes in the Mueller community: Yard Houses, Row Houses, Garden Court Houses, as well as Mueller Houses (large homes containing five individual units) and live-work style Shop Houses. The main builders at Mueller include David Weekley, Homes by Avi, The Muskin Company, Saldana Homes, Standard Pacific Homes, and Streetman Homes. Prices range from the mid $100’s for income qualifying buyers up to $1 million for a large single family home. To qualify for the affordable housing program household income needs to be at or below 80% median family income for the City of Austin (see links below for more info on the program). The homes are built using green building techniques, and have various green rating levels for energy efficiency.

Mueller has had a huge impact on East Austin. Property values have increased dramatically in neighborhoods that border Mueller because of the convenience and appeal of living close to this development. It has also opened a lot of people’s eyes to looking at East Austin as a place to call home, and provides an excellent alternative to moving out to the suburbs. Convenience is a big part of Mueller’s plan, with day to day shopping available within it or minutes from Mueller and work commuting times drastically reduced.
