Established Eastside Neighborhood With Big Trees & A Tranquil Atmosphere, Convenient Location, & Close Proximity To Mueller!
The Windsor Park neighborhood in East Austin is an established neighborhood with generally ranch style homes built in the 1950-60’s. The Windsor Park Neighborhood Association recognizes the neighborhood street boundaries as 51st St. to the south, I35 to the west, Hwy 290 to the north, and Manor Rd. to the east. Within these street boundaries there are many subdivision names so it can be a little confusing. These names include: Brookside Estates, Colonial Hills, Delwood, Gaston Park, Manor Hills, Meadowbrook, Ridgetop Gardens, Roberts Terrace, Royal Oak Estates & Walnut Hills among others. Windsor Park has large trees and a quiet atmosphere…it’s not unusual to see people walking the streets and enjoying the scenery. The neighbors are diverse with single young professionals to young families, to older home owners that have been there throughout the transition of this area. It is located near the Mueller neighborhood in the 78723 zip code with Cameron Rd. & Berkman Dr. being main thoroughfares from 51st St.
There are usually several homes for sale here…and the pricing in the neighborhood can vary quite a bit. Homes can be found around the $200k price point…but in general, these will require a substantial amount of work. There has been a lot of flipping in this area lately, and complete remodels on larger homes can reach into the high $400’s/low $500’s now! But, the average price point will generally fall in the upper $200’s to high $300’s currently for homes in varying condition.
It’s proximity to the Mueller retail center and all the conveniences that entails is one major reason this neighborhood is booming. The new HEB grocery store in Mueller is probably the best regular HEB in town now…although the checkout lines can get a little crazy! The neighborhood being a close 6 miles to downtown is another big reason given the traffic Austin is now notorious for.
Bartholomew Park is another nice amenity. This park is 57 acres and has a really nice brand new pool & splash pad…as well as a disc golf course, basketball courts, baseball fields, picnic areas, etc. I used to live in Windsor Park and loved running at night or taking my dog over to Bartholomew to play. Also, a lot of the homes are zoned to Blanton Elementary, which usually achieves a high overall ranking…especially compared to other East Austin public elementary schools. There are some rougher apartment complexes on Berkman Dr. that still remain but in general the area has seen much improvement in regards to safety and overall feel.
The Windsor Park neighborhood has seen a lot of change in the recent past, and it is likely to continue to rapidly evolve in the future. But with all of this change, Windsor Park still remains a one of a kind eastside neighborhood that has a strong sense of community, and a population of really good folks!
